New York City is a skyscraper city, we all know that. Window cleaning practice doesn’t discriminate based on the height. That is why all reputable window cleaners MUST be insured in a full capacity. This way all parties in each contract are protected and freed from liability.
Our General Liability insurance coverage has a broad coverage form which encompasses coverage for bodily injury or property damage caused by our employees, subcontractors, and/or independent contractors, without any limitation. Our policy has the capability to add property owners, unit owners, property managers, etc. as additional insured thereby extending coverage to such, where needed. Unlike many of our competitors, we have $5 million of General Liability coverage supplemented by an additional $5 million Umbrella policy above and beyond this, affording us and our customers, collectively, $10 million, of liability insurance protection. And our policies do not contain any of the problematic and concerning exclusions that most of our competitors have in their policies. We do not have any exclusion or limitation for height-related work, any exclusion or limitation for injuries to employees, subcontractors, and/or independent contractors, nor do our policies have any classification limitation forms.

COI decodes as a “certificate of insurance”. It contains information ABOUT the insurance such as name of the policy and expiration date. However, it DOES NOT show you vendor’s exclusions and height limitations. It is very important to know these details for the property managements. Please be careful and talk to your vendors’ insurance broker to get all the information about their coverage. This will save you a lot of money and time.

In the recent years and continuing today, numerous new window cleaning companies have emerged that deliberately disregard the importance of obtaining adequate insurance coverage. Despite lacking authorization to work on high-rise buildings, these companies clandestinely conceal their insurance information from property managements while submitting bids. These deceitful enterprises may provide lower quotes to unsuspecting clients, prioritizing personal profit over fulfilling their insurance obligations.
We strongly encourage all NYC managements to thoroughly check their window cleaning vendors’ insurance coverage as well as height limitations.
